Why Portland Basements Grow Mold
Portland's wet season lasts from October through May, and many older homes have basements with poured concrete walls that were never sealed. Water enters through foundation cracks, window wells, and cold joints where the floor meets the wall. Once inside, moisture condenses on cool surfaces and creates ideal conditions for mold colonization. Drywall, carpet, cardboard, and wood framing all provide food sources. Mold releases volatile organic compounds as it digests these materials, and those VOCs are what you smell.
How Mold Spreads Through Your Home
Basements are not isolated from the rest of the house. Air moves upward through floor penetrations, ductwork, and stairwells in a process called the stack effect. Mold spores and odor molecules travel with that air. You might notice the smell strongest in bedrooms directly above the basement, or near return vents that pull air from lower levels. Surface cleaning does not solve this because the source is hidden behind walls, under flooring, or inside insulation.

We start with moisture mapping and air sampling to locate hidden colonies and measure spore concentration. Then we establish containment using plastic sheeting and negative air pressure to prevent cross-contamination during removal. Porous materials like drywall and insulation get removed and bagged. Hard surfaces are HEPA-vacuumed and treated with antimicrobial solutions. We dry structural components to below 16 percent moisture content using industrial dehumidifiers and air movers, then verify clearance with post-remediation testing.
Only after the space passes clearance do we release containment and begin restoration.
